Selling your home is a journey filled with diverse practical challenges.  At Frost Real Estate, we understand that every homeowner’s path is unique, and your requirements may vary.  We’ve had the privilege of assisting individuals in numerous situations, providing support tailored to their specific needs.

Our approach goes beyond offering advice.  It might be as small as picking up some cushions from the shop or loaning you a throw rug for the bed.  Whatever it is, we love helping where we can.

We’ve even overseen numerous projects, from simple garden restorations and bedroom updates to complete home makeovers.  It is not uncommon for us to fund home updates for our clients, helping them cover the cost of improvements until settlement.  We often feel compelled to do this in circumstances where we know our help will result in a better result for our home seller.

Additionally, we love to help our homeowners secure their next home by representing them in the purchase by offering advice or by negotiating with the agent on their behalf. We do not charge existing clients for this service as we intend to see our home sellers benefit as much as they can from the skills and expertise we can offer.

Property Presentation:  This involves everything from staging and styling to addressing maintenance issues and creating effective marketing materials.  We are deeply committed to enhancing the appeal of your property, ensuring that it captivates potential buyers when they are looking online and at walk-through inspections.

Our firm belief is in doing only those things that significantly contribute to selling your home at a higher value. We avoid spending your money on advertising materials that won’t benefit your sale, such as newspaper ads, and we certainly refrain from anything that could detract from the potential buyer viewing your home, such as a video walk-through.

Price: We demystify the appraisal range and show that it’s based on comparable sales data, giving you a solid starting point for advertising your property.  Buyers are often well-educated on where property is likely to sit in today’s market.  If your price is too high, you can expect to hear crickets, and if you price it too low, be prepared to attract a large crowd of the wrong buyers.  An advertising range based on a genuine appraisal that reflects the home seller’s expectations is the best way to attract the right buyers to your home.

Power: This aspect is all about negotiation power, which starts from the very beginning of the process and continues until the end.  Maintaining the upper hand throughout the sale is crucial, and our process ensures this through private inspections, early building and pest inspections, and live negotiations with the vendor present.
